Tips on how to furnish a rental property

Among apartments for short-term rentals on platforms like Airbnb and Booking, there is significant competition. Reviews (feedback) left by customers are crucial for this type of rental property. Therefore, do NOT underestimate or cut costs on furnishing your property!!

Such apartments should feature a universal interior design to appeal to as many people as possible, while also having a character and distinctive touch that sets you apart from others.

Furniture doesn't need to be very expensive to increase the rental price. However, under no circumstances should you use cheap, low-quality furniture. Such items won’t last long, requiring frequent repairs or replacements, which will cost you extra money and time.

Some essential rules to follow:

• Do not use old and worn-out furniture or appliances.

• Install appropriate lighting fixtures to ensure sufficient light in all rooms. This greatly enhances the appearance and comfort of the space.

• Include ample wardrobe space in hallways and bedrooms, preferably floor-to-ceiling. Wardrobes less than 2 meters tall look like children's furniture and lack aesthetic appeal.

• Create lockable cabinets to store supplies inaccessible to tenants.

• The bathroom should feature light-colored tiles and a clean design. Avoid pink, red, or patterned tiles with circles, stripes, or outdated geometric forms. It’s ideal to separate the shower area with its own drain and partition.

• Install blackout curtains in the bedroom that reach the floor. Inadequate bedroom darkening diminishes customer comfort and can cost you a star in reviews. Short curtains that stop at window sills do not look good—don’t use them!

• The mattress must be in good condition and highly comfortable, with medium firmness—not too soft or overly firm. Latex mattresses without springs are the best choice as they are comfortable, durable, and hygienic. You can opt for a cheaper bed frame, but don’t skimp on the mattress.

• A sofa is essential—it should be comfortable, large enough, and extendable. It is the centerpiece of any living room.

Avoid overloading with colors or bold accents. Limit them to small details—decorations, vases, artwork, cushions, rugs, etc.

Do not paint walls in too many colors or make each room a different shade. This is overwhelming and lacks style. At most, use one accent wall per room.

STYLE AND COLOR SCHEME

Various styles can be used depending on the desired atmosphere and property location. However, the most suitable styles include modern, minimalist, Scandinavian, loft, and Mediterranean designs.

The main goal is not to overcrowd the property with furniture and accessories. Keep the primary colors warm, natural, and pastel rather than bright. The overall look should convey cleanliness and coziness.

Consider blending styles—modern design with small classic or retro accents like armchairs, chairs, tables, or picture frames.

The most tested and safe colors are white, gray, beige, and brown in various shades. Accent colors could be blue, green, orange, ochre, or black. Follow the 60-30-10 rule in interior design for color combinations:

The primary color should cover 60% of the room’s design. The secondary color should take up 30% and contrast with the primary color to create depth and interest in the décor. The accent color should make up one-third of the secondary color and one-sixth of the primary color. Its purpose is to add interest and contrast to your color scheme.

Of course, your budget is very important, so carefully plan and calculate the most critical expenses. This way, you can decide which furniture and appliances are worth investing more in and which ones you can save on without compromising the property’s look and comfort.
